Check In & Out:
Check in is a 3:00 P.M. (EST) and check out is at 11:00 A.M. (EST)
Occupants:
The premises are leased to the registered individuals only. Subleasing is not permitted. Guests are welcome however any additional overnight guests must be registered and approved by the Duffield's or your security deposit may not be refunded. This is for your protection as well as ours so we both know who is supposed to be here.
Rates:
$556.50 per week or $344.50 per weekend which includes 6% Michigan sales tax. Rent is due in full four (4) weeks prior to arrival.
Security Deposit:
A security deposit of $100.00 is required to confirm your reservation. It will be returned to you within two weeks following final cleaning and inspection, however, it may be used if "extra" cleaning is required, damages, or for late departure, etc...A $20.00 charge will apply to dishes left unwashed.
Cancellation:
All monies will be returned if a minimum of a four (4) week notice is given. Less than a four (4) week notice and your security deposit will be forfeited. Less than a two (2) week notice and 50% of your rent plus your deposit will be forfeited.
Liability:
Duffield's Cottages is not liable for tenant's damages, injury, or inconvenience to tenant's personal property. Both parties are limited in liability arising from loss for which insurance is carried by the injured party to the extent of recovery under their insurance.
Keys
One set of two keys will be provided. Non-returned keys will be deducted from the security deposit at the rate of $20.00 per key.
Smoking
Please refrain from smoking inside the cottages. Cigarette and cigar butts should be disposed of in the containers provided outside.
Pets
No pets please.
Quiet Enjoyment:
It is understood and agreed that this property is to be occupied as a peaceful "get away" so please respect your neighbors and keep the noise down.
Expectations:
If any of the covenants of this agreement are broken or special circumstances arise, the tenants agree to vacate the premises immediately at the request of the owners or agents of Duffield's Cottages, forfeiting all monies paid.
